The Building Process

The consultation

Upon receipt of your phone call, email, or completion of our online form, our office will be in contact with you to schedule a time and place to meet with a member of our team. You can come to us or we can come to you!

This meeting presents us with the ability to learn what it is you are looking for in your new home and where you are in the planning process. For example, do you have a lot to build on? Do you have an idea of the layout, build type, or design for your new home?

The team at Atlanta Legacy Homes will guide you in your options, showing you homes we have previously designed and built.

This consultation gives us the chance to learn about what you are looking for and what your desires are for your custom build.

The Building Site

Finding a place to build your custom home is the next step in the process. After all, you cannot build a home without land! If you already have your own lot, you will be able to move on to the next step.

The team Atlanta Legacy Homes is made up of builders and realtors. We have a long history of living and doing business in and around the Atlanta metro area. This means that we can provide you with extensive knowledge and details about specific areas. Depending on what is important to you – neighborhood, schools, transportation access, etc. – we can help you find the perfect spot.

Because our team knows your intention for the future of the vacant land, we can work together on your property search and provide you with a site analysis to ensure that it will meet all the guidelines of your custom-built home.

Forming your Dream Home

Once you have a place to build, we can now begin working toward taking the vision from your head and turning it into a reality.

You will meet with our team at Atlanta Legacy Homes and mature your ideas for the design of your custom home. It is during this process that we will work together to determine size (and designated floor plan), style, price allotment, as well as location for placement on your property.

At that time, our builders will have a physical meeting at your building site to evaluate it for the future job.

Finances will also be discussed during this part of the process. Choosing to pay cash or finance a building project is a personal preference. We will work with you and the bank/third party if used, to set up the funding for the project and to create budget.

In final preparation, all the specs will be reviewed to make sure that we know just what you are looking for and can accomplish it without minimal hiccups.

Estimate Delivered

Upon the completion of preliminary drawings of your future custom home, our team at Atlanta Legacy Homes will put together a cost estimate for the entire project. The estimate will include costs, timeline for completion, and required deposit amount.

If an agreement is made between you and Atlanta Legacy Homes, a contract will be drawn up and delivered to be signed.

After execution of contract and delivery of deposit, we will begin working on officially designing and drawing your custom home.

Design Time

Now that the shell of your home has been discussed, it is time to put the personal touches on the inside. This is when you get to choose the aesthetics and amenities of your home. You can choose how you want the layout and floor plan to flow, as well as doors, windows, fireplaces, cabinetry, etc. This is done for the inside and the outside.

The drawings for your home will be officially drawn and presented to you for review. If revisions need to be made, this is the time it will be done. The entire team at Atlanta Legacy Homes will work to make sure that your home fits your needs in all ways.

You will then be presented with the final drawings, cost, and building time line.

Final Contract

A meeting with our team will be scheduled to review and discuss the project in its entirety. The drawings will be reviewed and financing will be confirmed. A timeline for building of your custom home will be delivered, from start to finish.

If an agreement is made, a final contract will be presented to you for review and execution.

Construction Zone

You are now ready to turn your vacant lot into a construction zone! Upon clearance of building permits and the like, we are ready to move forward with building your future home.

The length of time the process will last is dependent on its size and intricacy. However, during the building process you will be able to visit the site and check out how the progress is going.

Welcome Home

This is the part of the building process you have been waiting for. Our team at Atlanta Legacy Homes will meet with you at your new residence. We will walk you through it to make sure everything not only meets your expectations, but exceeds them.

We will discuss with you how to care for and maintain your new home and provide you with any special instructions, if needed.

At the end of the walk-through, you will be presented with a Certificate of Occupancy and the keys to your new custom built home.
